Anyone who wants to contact commercial property owners. Our customers are typically brokers, lenders, investors, insurance companies, and property managers.

:: How much does it cost?

See the home page for our pricing break down.  In addition to the monthly plans, we have an unlimited access plan that we sell on a per county basis.  This plan ranges from $1500 to $3000 per county per year and is great if you need a lot of data.

:: Do you offer a free trial?


We have a free account that allows you to search the database in the county of your choice. This will allow you to see how many records are in the county and what types of property. The owner details will not be viewable unless you are paying subscriber, but this free account is a great way to see the coverage in the database as well as the software and search tools. :: What types of properties are covered in the database?

Multifamily, Retail, Office, and Industrial types of properties are covered.

:: Where does all this data come from?

All property ownership information is public domain and recorded at the county in which the property is located.  The challenge is that often the ownership information such as the phone numbers, is not complete in the county records.  Lead-Trac does the research for you to find the phone numbers and adds the phone number data to the county records.

 
:: What percentage of the records have phone numbers and how accurate are they?
We have phone numbers for 65% to 70% of the commercial property owners. On average, 75% of all the phone numbers are correct ( this number may vary).

:: How often do you update the data?

It depends on the county, but we make updates to the entire database every 30 days. Some counties are on an annual update schedule and others are on a monthly.

:: What’s different about LeadTrac from generic list brokers on the internet?

Lead-Trac is designed for commercial real estate professionals. It's the only product that merges phone numbers, properties, owners, and a contact manager all in a single system. This means you don't have to search though multiple system to get the data you need. You can contact more owners in less time and this will result in more deals.

:: How do I sign up for the service?

You can signup online or simply contact us at 888 956 9998 with the county you are interested in obtaining access to. We accept credit cards or an eCheck.

:: How does the National Do Not Call List (DNC) effect me?

The DNC list is something to be taken very seriously. Due to the enormous fines involved, your job is generally in jeopardy if you call a DNC number and work for one of the larger commercial broker companies. If you are an independent, there can be significant fines per call, depending on the state you live in. You are required check with the FTC for DNC phone numbers. For more information on the DNC and the associated fines, please visit the FTC web site.  Ultimately, ensuring that you do not call a DNC number for a sales purpose is your responsibility.

The FTC is very clear that you must pay the FTC DIRECTLY for DNC access. A company that is a seller or telemarketer could be liable for placing any telemarketing calls (even to numbers NOT on the registry) unless the seller has accessed the registry and paid the fee, if required. Violators may be subject to fines. Each call may be considered a separate violation.

LeadTrac is NOT a substitution for the FTC or registering your company for access to the National Do Not Call list.

:: If I am doing telemarketing, do I have to have a SAN number?
Absolutely! All sellers covered by the TSR must pay the appropriate fee to the FTC for an area code of data before they call, or cause a telemarketer to call, any consumer within that area code, even those consumers whose telephone numbers are not on the registry. (Access to five or fewer area codes is free.) The only exceptions are for sellers that call only consumers with which they have an existing business relationship or written agreement to call, and do not access the national registry for any other purpose. Charities and political organizations that voluntarily want to access the national registry to prevent calling consumers whose numbers are on the registry may access it at no cost.
Telemarketers and service providers may access the registry, at no cost, through the use of their seller-client’s unique Subscription Account Number (SAN). Even though they are not required by law to do so, telemarketers and service providers may gain access to the national registry on their own behalf, but they must pay a separate fee for that ability. But before placing calls on behalf of a seller-client, telemarketers are required to ensure that their seller-client has a valid SAN. Go to www.telemarketing.donotcall.gov to get a SAN number.
